Construction Management
- Lead construction management activities through all phases (pre-construction, construction, handover).
- Conduct regular site visits, chair project meetings, and manage quality assurance / control processes.
- Proactively identify and manage project risks and implement mitigation strategies.
- Oversee commissioning, handover, and post-completion review.
- Manage the performance of main contractors, subcontractors, and external consultants.
- Conduct regular site inspections and progress meetings to ensure adherence to project specifications, timelines, and safety standards.
- Evaluate contractor claims, variations, and ensure proper contract administration
- Oversee project cost control, budget tracking, and cash flow management throughout construction.
- Develop and monitor detailed project schedules and critical path activities.
- Identify risks to time, cost, or quality and implement effective mitigation measures.
- Enforce strict adherence to quality assurance and quality control protocols on-site.
- Ensure all works meet or exceed relevant building codes, standards, and brand guidelines.
- Champion a strong health & safety culture; ensure compliance with all regulatory requirements and site safety programs.
- Liaise with project stakeholders including internal leadership, investors, hotel operators, and property management teams.
- Maintain effective communication with government authorities to ensure timely approvals and compliance.
- Work collaboratively with design teams to manage design queries and construction-related design changes.
- Oversee testing, commissioning, and final inspections.
- Ensure smooth handover to operations teams and property owners.
- Manage project documentation, warranties, and post-construction defect management.
- Bachelors or Masters degree in Civil Engineering, Construction Management, Architecture, or related discipline.
- Minimum 10-15 years of progressive experience in construction management of luxury residential and hospitality (hotel/resort) projects.
- Proven ability to manage complex, multi-phase construction projects with high attention to detail and quality.
- Strong problem-solving and decision-making abilities.
- Strong understanding of construction methods, Thai construction regulations, permitting processes, and local market practices.
- Excellent leadership, team management, and contractor negotiation skills.
- Proficient in project management tools and construction software.
- Fluent in English and Thai language.
- Hands-on, solutions-oriented leadership style.
- High degree of integrity and professionalism.
- Strong communicator and collaborative team player.
- Ability to manage pressure and maintain focus on project goals.
