- Develop, evaluate, and oversee structured Asset Enhancement Plans (AEPs) to maintain and enhance asset value.
- Propose and implement CAPEX and renovation programs in line with long-term brand and business strategy.
- Ensure all enhancement initiatives are properly scoped, approved, and executed on schedule and within budget.
- Review feasibility studies and financial models to assess ROI and strategic value of proposed investments.
- Monitor CAPEX and FF&E budgets to ensure cost efficiency and alignment with financial forecasts.
- Track the progress and financial control of asset replacements and enhancement projects.
- Ensure execution and handover of capital projects are timely and meet design and quality standards.
- To collate and analyze data and prepare reports and presentations for management discussion
- Analyze post-investment and post-renovation performance using key KPIs such as:
- Occupancy Rates
- Average Daily Rate (ADR)
- Revenue per Available Room (RevPAR)
- Provide insights and recommendations for continuous asset improvement.
- Coordinate and facilitate regular project and performance update meetings.
- Proactively identify and resolve challenges across stakeholders (e.g., owners, operators, project teams).
- Prepare and deliver high-quality reports and presentations to the CEO, Executive Committee (EXCO), and other key decision makers.
- Ensure clear, timely communication across all stakeholders on project progress and asset performance.
- Bachelor's or masters degree in finance, Real Estate, Hospitality Management, or a related field.
- Minimum 8-10 years of experience in asset management, real estate investment, hospitality consulting, or a related field.
- Proven track record of overseeing hotel renovation and asset improvement projects.
- Strong financial acumen with experience in CAPEX planning, feasibility analysis, and ROI modeling.
